Array-ne I, like many people, recently watched last Sunday’s (June 20th) 60 Minutes interview of former President Bill Clinton by Dan Rather. And after having watched the series of poofy softballs underhanded to Mr. Clinton (though Dan furrowed his brow a few times in order to appear the ever-serious journalist, and lowered his voice in a reverential fashion), I was reminded once again of Clinton’s thirst for the spotlight, his overwhelming reliance on denial and megalomania — oh gosh, did I offend? As the BBC News, UK edition indicated: Mr Clinton reacted after presenter David Dimbleby asked him why he had an affair with Ms Lewinsky when he knew he was under investigation by special prosecutor Kenneth Starr for other matters. Lets look at some reviews of Mr. Clintons new book, “My Life,” from the clearly left-leaning New York Times and then the Associated Press. ” Kakutani typifies the book “as a mirror of Mr. Clintons presidency: lack of discipline leading to squandered opportunities. - 47 individuals and businesses pleaded guilty to crimes with 33 of these occurring during the Clinton administration. Clinton was or had: - The first president to establish a legal defense fund [and actually acquire persons to contribute]; Number of times persons (partial list: I don’t have that much space!) testified in court or before Congress they didn’t know, or didn’t recall something: - Hillary Clinton: 250 - Bill Kennedy: 116 - Jennifer O’Connor: 343 - Patsy Thomasson: 420 And, of course, Bill Clinton claimed he would have the most ethical administration ever. He also said: You all will never get over the fact that Bill Clinton was the greatest president in the last 50 years.

I am proud to be a good friend of Matt’s and I can tell you that he thought the world of Casey. I was able to learn in the first 5 minutes that Casey was an energetic, friendly, intelligent, opinionated and pretty woman that just had a zest for life. I’ll bet there are at least 1,000 other people out there that have only met Casey a couple of times and could say how their lives were affected positively by this Angel. A person’s life can be summed up by how they are remembered, and it is very clear to see Casey Kane’s legacy will live on forever.

In common usage, highest and best land use is nothing more than an individualsâ personal opinion concerning how a parcel of land should be used. However, in real estate law and real property appraisal practice, the concept of highest and best land use is a technical analysis which can be used to determine the best use of land, subject to certain assumptions. HIGHEST AND BEST LAND USE - A DEFINITION The concept of highest and best land use originates from the real estate appraisal field. Appraisers define of highest and best land use as: The use, from among reasonably probable and legal alternative uses, found to be physically possible, appropriately supported, financially feasible, that results in the highest land value. DETERMINING HIGHEST AND BEST LAND USE Highest and Best Land Use, by definition, is much more than a personal opinion. Community-wide highest and best land use decisions are made as part of the land use planning process (especially the physically possible and legally permissible criteria) and subsequently identified and regulated in the zoning ordinance. RULES TO CONSIDER FOR ADJUSTING THE PLAN AND ZONING MAP Developers often use Highest and Best Land Use as a reason to change the plan and rezone a parcel of land to another use. Recognizing the community planning process does not truly consider each of the four parts of the Highest and Best Land Use test, there is good reason to listen to the claim and adjust the community plan and zoning when appropriate. When a claim is based on the four part Highest and Best Land Use test it will provide detailed information concerning the physical development of the parcel, an analysis of why it cannot/should not be developed under the terms of the current plan and zoning ordinance, and why it is necessary to change the plan and ordinance to meet current real estate development investment expectations. Planners and local officials serve their communities best when they listen to all claims that a property should be rezoned because the proposed use it is the highest and best land use of the parcel of land.

-ne March 31, 2004 RETAIL BUSINESS INCUBATORS A DOWNTOWN REDEVELOPMENT STRATEGY by Charles Eckenstahler, Craig Hullinger and Jim Mooney WHY AN INCUBATOR? Their goal is to fill-up downtown retail buildings with these new businesses and use these new businesses to entice other businesses and revitalize the downtown. Housing these new start-up businesses in our downtown will fill vacant buildings, increase the downtown daytime population and begin to provide a market for more traditional downtown services.â This article summarizes the process undertaken by the Village of Constantine Downtown Development Authority (DDA) as they studied the market for a retail incubator, decided how the incubator should be organized and managed and determined whether it would be financially feasible for the DDA to own and operate the incubator. Small home based business are the most likely tenants in an incubator, The idea of encouraging the starting of new businesses is not a new economic development strategy. In the case of Constantine, research discovered that 1 in 12 Americans was actively trying to establish a new business in 1999 and 10% of males aged 18-64 years and 10% of females aged 25-54 sought to establish a new business in 2000. The market study concluded using the three entrepreneurial profiles that the size of the entrpreneurial market ranged between 18,000 - 30,000 potential new businesses with the greatest confidence being about 26,000 new businesses based on the county profile determined from the county registration data. Beavers noted that âthis data confirmed our hunch that if we provided an incubator facility that we could generate enough interest from people living in the area that wanted to start a new business to fill the building with new businesses. Our concern was whether these new start-up businesses would have staying power, add full and part-time employment plus draw customers to our downtown to make a market to revitalize the downtown.â Estimating the staying power of newly formed businesses is most difficult. The data analysis disclosed that there are approximately 670 - 700 operating businesses having less than five employees and that on-the-average slightly more than 100 new businesses register with the county each year. In any single year, the annual growth in the number of new businesses could range between a loss of approximately 30 businesses to a growth of nearly 320 new businesses. To estimate the number of these businesses that would locate in the retail incubator, if developed by the DDA, the question was posed to current businesses owners as part of the survey of businesses registered with the county. The consultant concluded on an annual basis that, of all new businesses started in the county each year between 2 and 29 new businesses would be candidates to locate in the retail incubator. âWe recognized the DDA would not have sufficient funds to employ a full time staff person to manage the facility and assist the tenants with their individual business management needs.â To the credit of Beavers, he was able to secure partial financial assistance from the County Economic Development Corporation to provide part-time professional staffing of the facility and technical assistance from several small business service organizations and local university business students. Services brought by others include professional business management assistance, business start-up clinics, business situation case studies, business planning workshops, individual business mentoring and introductions to business financing sources. Peter Camejo (64) is a financier, businessman, political activist, environmentalist, author and one of the founders of the socially responsible investment movement. Camejo is Chair of the Board of Progressive Asset Management of California an investment firm he founded in 1987. Mr. Camejo is a first generation American of Venezuelan decent who was born in New York in 1939. He has fought for social and environmental justice since his teens. He marched in Selma, Alabama with Dr. Martin Luther King, Jr. rallied for migrant farm workers and was active against the war in Vietnam. His most recent run for office was as a Green Party candidate in the gubernatorial recall election in California. His participation in the debates in that election resulted in him speaking to a worldwide audience.
Camejo shares my concerns for economic and social justice as well as the urgent need to protect our environment. He recognizes the disparity of treatment between the rich and poor in the United States as well as the negative impact of corporate control of our government on our environment, health care, working conditions, democracy and culture. Camejo has also been a long-term opponent of the war and occupation in Iraq and the lock-step pro-Israel policy of the United States when it comes to resolving the Palestinian-Israeli issue, noted Nader. His work in advancing socially responsible investment shows his understanding of how we can work within our economic system to advance social justice. Finally, Peter has shown himself to be skilled in political debate and I look forward to seeing him debate Vice President Cheney and Senatorâ Kerryâs running mate.
Active in the environmental movement, Mr. Camejo has served as a member of the Board of Directors of EarthShare in the early 1990s â a coalition of over 40 major environmental groupsâand on the Council for Responsible Public Investment which he founded. He also helped form the Environmental Justice Fund, to finance and unify environmentalists of color. From 1999 to 2002, served for three years as a county-appointed trustee of the three billion dollar Contra Costa County Employees Retirement Association. In the early 1990s, he was appointed by the Lt. Governor of Hawaii to be an advisor to the Hawaii Capital Stewardship Forum. Allow the conjecture to begin. Did Nader choose a mainstay in the realm of environmental activism in order to draw support from the Green Party? Is this a tactical move, hoping that the Green Party officially call him their candidate so that he can more easily get on ballots? Probably.
Additionally, The Boston Globe reports that anti-American sentiment in Ireland has been mounting throughout the course of the last four years which, coincidentally, happens to be the term of the Bush presidency. Go figure. According to former Dublin bureau chief Kevin Cullen, There were about 10,000 demonstrators when Reagan visited Ireland
For well over 10 years since the first friend fell prey. And after many many balls that just spun wher eit was, or tottered a few inches from there.. of the club hitting just the ball (and nothing else!) that was bang in its path of a nice smooth swing, and the ball just taking off on a good 75 feet cruise..
